Our full property management service offers the following:

  • Production and distribution of property details.
  • Advertising and ensuring listing on relevant websites.
  • ‘To Let’ board where appropriate.
  • Arrange and accompany viewings for prospective tenants. 
  • Referencing of potential tenants once application completed.
  • Preparation of the Tenancy Agreement.
  • Preparation of the Inventory and Schedule of Condition.
  • Collection of First Month’s Rent and Bond. The Bond will be registered with an accredited Tenancy Deposit Scheme as required by law.
  • Reading of utility meters and notifying the relevant utility companies and local authority of change of tenancy.
  • Undertake regular property inspections and report to the Landlord.
  • Arrangement of any routine repairs and maintenance (subject to terms of business).
  • Provide of communication channel between Landlord and Tenant.
  • Monitor tenant compliance with the agreed Terms of the Tenancy Agreement 
  • Review rental values and manage renewals.
  • Issue any Notices to quit and ensure they are carried out.
  • Arrange for check-out and meter readings at the end of the Tenancy

Tenant management and references

All tenants will be referenced by a professional referencing agency.

Each applicant aged over 18 should complete the referencing forms and provide identification – either a copy of a driving licence, utility, council tax or mobile phone bill, or passport.

Requirements for tenants

It is a requirement that a tenant’s gross month income is a minimum of 2½ x the monthly rent and that the tenants should have been permanently employed in the UK for the previous 6 months.  If they do not meet these requirements, an increased deposit, guarantor or 6 months rent in advance may be required. Guarantor’s monthly income should be 3 x the monthly rent.

Deposit

The deposit will be collected from the prospective Tenant at the start of the tenancy to cover any dilapidations and damage or for any breach of their Tenancy Agreement obligations.  This will usually be equivalent to up to five weeks rent.

The Deposit will be registered with an accredited Tenancy Deposit Scheme as required by law.

Inventory

An inventory will be prepared to ensure that all items of Furniture, Fixtures and Fittings left at the property are recorded and their condition noted and photographed. 

The Tenant’s deposit will be held against any damages or excess wear and tear shown against the inventory.

We are happy to offer a tenant find only service if you prefer. This would include the above services up to and including tenant check in and meter readings.
